This is the first part of Screen, not a separate tool. Enter basic income, debt, and pricing assumptions for a fast screening proforma. This step uses the numbers you type, and anything you leave blank shows as "Needs Info" instead of a guess. The buy box fit screen below can fill a blank with a disclosed screening default. Both parts run the same calculation engine, so the same assumptions always give the same NOI, DSCR, equity, and returns. Screening estimate only, based on entered assumptions.
The steps above are all you need for a fast screen. Advanced assumptions stay collapsed until you want them - open the Advanced Cost Stack to include construction, soft costs, financing costs, contingency, lease-up, and exit assumptions.

Opportunity Inbox
Everything you are looking at, before underwriting. Your Opportunity Inbox holds deals you added, imported, saved from a source link, or moved over from Realoscope Scout. Realoscope ranks them against your buy box and flags missing data, confidence, and rights status. Realoscope uses connected and permitted sources only. Restricted listing platforms stay link-only unless rights are verified.

Batch deal review
Upload or find multiple opportunities, compare them to a buy box, and move the best ones to review.

Account & workspace
A free account saves your buy boxes and review queue to a private cloud workspace, so your pipeline follows you across devices. Local preview keeps working without an account.
Your workspace data is private to you and the members you invite - enforced row-by-row in the database (row-level security). Realoscope staff do not browse workspace contents in the normal course of operations. Export your data anytime as JSON from the Review Queue.

What context do you need?
Pick a property or market to add context. Realoscope uses open / government data (FRED, Census/ACS) - it never invents comps, market scores, or leaderboards.

Import comps from a CSV
Recognized columns: name, comp_type, asset_type, distance_mi, units, sqft, year_built, price, rent, cap_rate, date, source_name, source_url, confidence, notes. Rows without a name are skipped. Source links are stored as references only.
Candidate comps are screening support gathered by you or by a permitted connected source. They are not verified comparables, not an appraisal, and not investment advice. Confirm every figure with your own diligence.
Find comps / context - Comp search plan
No permitted comp provider is configured for public use, so Realoscope does not show live comps or invent comparables. Instead, here is a plan to gather and verify comps yourself - enter or upload what you find, and it attaches to your own screen.
- Suggested radius: start about 1 mile in-market, widen to 3-5 miles only if there are too few true comps.
- Asset type match: same property type and subtype (e.g. garden vs. mid-rise multifamily).
- Size / unit count match: within roughly ±30% of unit count or building SF.
- Year built / condition match: similar vintage and renovation level.
- Sale / rent timing: sales within ~12 months; rents current within ~90 days.
- Rent comps to verify: in-place rents, asking rents, concessions, unit mix, occupancy.
- Sale comps to verify: price, price per unit, price per SF, cap rate, and terms of each sale.
- Questions for the broker / seller: trailing 12-month operating statement, current rent roll, recent comparable sales, and any concessions.
- Fields you can enter or upload: add verified comps as deal facts or via CSV in your Opportunity Inbox. They attach to your own screen.

Realoscope will only compare deals you entered; it will not show fabricated market comps or third-party comparables. Open-data market context (income, rent, vacancy) is available today under Markets.
Capital Planning
Plan how each deal you screen might be financed. Illustrative structures only - nothing here implies financing is available, approved, or guaranteed.
Financing fit is built into every screen
When you screen a property, Realoscope shows an illustrative financing stack (senior debt at an assumed LTV, rate, and amortization; estimated equity) alongside the screening proforma. Open a screened deal in the Review Queue to see its financing fit, or screen a new property now.

Capital Sources
Keep track of the lenders and equity partners you talk to.
A simple place to note your own capital relationships - banks, credit unions, private lenders, and equity partners - is planned here. Realoscope will not provide a lender directory, solicit financing, quote rates, or promise that any deal can be funded. You add the contacts you already work with.

A place to gather exported screening memos and diligence files is planned here. Today you can export your review queue as JSON and copy a screening memo from the Decision Memo tab. Realoscope does not yet store uploaded files.

People you may share deals with later.
A simple record of the partners you may share deals with - co-investors, brokers you trust, advisors - is planned here. Realoscope will not provide a partner network or introduce you to anyone; you note the people you already work with. Perfectly fine to skip if you invest on your own.
Collaborators
Optional: invite people into a shared workspace.
Realoscope is fully usable on your own. When you want a second set of eyes, a cloud workspace lets you invite collaborators so a small partnership or team can share the same pipeline and review queue. Workspace membership is managed from your Account panel; expanded roles and a shared review queue are on the roadmap.

Check the screening result, confirm what is still missing, work through the readiness checklist, then record an internal decision. Approve, pass, or send it back for revision. Nothing here is investment advice.
