Welcome to Realoscope

Pick how you want to begin.

Dashboard

A read-only overview of your acquisitions and your owned investments. Every number comes from records you saved. Nothing here is entered or changed on this page.

Figures are screening estimates based on the assumptions you entered, not verified financial statements, appraisals, or investment advice. Fields you have not filled in show as Not available.

Screen a deal

Underwrite one deal you picked in Deals. Confirm the buy box, review the assumptions, and get an Investment Score with a screening proforma, financing fit, and return metrics. Screening estimate based on entered assumptions. Not investment advice, an appraisal, or a lender quote.

Screen step 1 of 2

Fast proforma estimate

Quick estimate from your entered assumptions.

This is the first part of Screen, not a separate tool. Enter basic income, debt, and pricing assumptions for a fast screening proforma. This step uses the numbers you type, and anything you leave blank shows as "Needs Info" instead of a guess. The buy box fit screen below can fill a blank with a disclosed screening default. Both parts run the same calculation engine, so the same assumptions always give the same NOI, DSCR, equity, and returns. Screening estimate only, based on entered assumptions.

1Deal basics
2Income
Overrides the rental-income figures above for the base case if entered.
3Expenses
4Financing and costs

The steps above are all you need for a fast screen. Advanced assumptions stay collapsed until you want them - open the Advanced Cost Stack to include construction, soft costs, financing costs, contingency, lease-up, and exit assumptions.

Advanced assumptions - Advanced Cost Stack

Optional: add more detailed development or renovation costs if you want a more specific all-in basis.

If entered, used instead of asking price as the acquisition basis below.
Only add land cost if it isn't already included in the acquisition/asking price above - do not double count.
Applied to hard construction costs.
Leave blank to estimate from NOI ÷ exit cap rate.
Leave blank to estimate from stabilized value minus selling costs.
5Results

Scenario outputs are rough screening estimates based on your assumptions. They are not appraisals, valuations, lender quotes, or investment advice.

Screening estimate only - not investment advice, not an appraisal, and no outcome is promised. If assumptions are missing, results show "Needs Info" instead of guessing.

Screen step 2 of 2

Buy box fit screen

Screen the deal against your buy box. This step can fill an assumption you left blank with a disclosed screening default, and it uses the same calculation engine as step 1.

Buy box Property Screening results Decision

Start with your buy box what a good deal looks like for you Ready

Your buy box is the type of deal you want Realoscope to find and screen against. It can change by market, asset type, and strategy. Realoscope Scout uses it to look for matches, your Opportunity Inbox uses it to compare deals you add, and Screen uses it to route each deal. A buy box is optional. You can screen without one.

Deal facts and assumptions - review before screening Captured

Pick a deal in Deals first. Its details load here, ready to review. A buy box is optional.
Actual or advertised. Leave blank if unknown.
Stored so you can reopen the original listing. Realoscope saves the link only.
Buy box fit screen: uses your selected buy box and screening defaults when inputs are missing. Choose "No buy box" for a generic screen. A buy box is optional.
Add a deal name or address to screen. A buy box is optional.

Optional live enrichment

Runs only when you click, after showing the request cost. Results attach to the property you screen next.

Third-party data is provided “as is” and may be delayed or incomplete. Sources: U.S. Census Bureau ACS; FRED®, Federal Reserve Bank of St. Louis. Not affiliated or endorsed.

Screening results - preliminary Realoscope score, proforma, and financing fit

Screening results appear here after you add a property above and select “Screen this property.” You’ll see the score breakdown, what’s missing, a screening proforma, and a decision card.

Review

Review Queue

Every screened deal, ranked by Investment Score, with its lifecycle stage. Send a deal to Review to record a decision, or archive it to keep the record without working it.

Nothing in the queue yet. Pick a deal in your Opportunity Inbox and screen it. It lands here with an Investment Score and a screening result.

Scores and routes are screening estimates only, based on your inputs and assumptions. Not investment advice. Verify with professionals before making decisions.

Deals

Opportunity Inbox

Everything you are looking at, before underwriting. Your Opportunity Inbox holds deals you added, imported, saved from a source link, or moved over from Realoscope Scout. Realoscope ranks them against your buy box and flags missing data, confidence, and rights status. Realoscope uses connected and permitted sources only. Restricted listing platforms stay link-only unless rights are verified.

Your buy box is the type of deal you want Realoscope to find and screen against. Edit your buy box, or set market and buy box basics in Realoscope Scout.

Add a property

Enter factual fields you have the right to use. If the source is a restricted platform, save the URL as a link-only reference. Realoscope will not fetch or copy platform content.

Import a CSV

Upload or paste a CSV of deals you have the right to use. Recognized columns: title, asset_type, market, submarket, address, city, state, price, units, square_feet, noi, cap_rate, rent, occupancy, source_url, source_name, rights_status, notes (flexible aliases accepted). Source URLs are stored as links only and are never fetched.

Opportunity Inbox

Saved, imported, and user-provided opportunities. Each row shows how it fits your buy box or what information it still needs.

OpportunityClassMarketPriceFitConfidenceRightsRoute
Your Opportunity Inbox is empty. Add a property manually, import a CSV, or save a source link. Realoscope never invents opportunities.

Screening-level ranking only, based on your inputs and your buy box, not investment advice. Sources marked restricted or rights-unclear are routed to Needs Rights Review and are not ranked as actionable. Realoscope does not fetch or copy restricted listing platform content; URLs are stored as references only. Your Opportunity Inbox is saved in this browser. Create or open a cloud workspace to save across devices.

Market Data

Live context from open-data sources, fetched only on request. Paid providers (RentCast, Geocoding) unlock with Business accounts at launch.

Rate context - FRED®

Benchmark market rates (10-yr Treasury, Fed Funds, SOFR). General market context - never a lender quote.

Demographics - Census / ACS

Income, rent, vacancy, and population context by ZIP or city/state (open data, geography ladder: ZIP → place → state).

Data: U.S. Census Bureau ACS; FRED®, Federal Reserve Bank of St. Louis. Provided “as is,” may be cached (ACS up to 365 days; rates refreshed daily), and is subject to each provider’s terms. Realoscope is not affiliated with or endorsed by these sources.

Plan & Usage

Live-data requests are metered and cached so costs stay predictable. Free accounts keep per-session caps; workspace-level metering activates with live-provider launch.

Cache hits are free and never count against limits. Server-side, every metered request is logged per workspace (provider, endpoint, cost, cache-hit) and hard-capped - requests beyond the cap are refused, not billed.

Account & workspace

A free account saves your buy boxes and review queue to a private cloud workspace, so your pipeline follows you across devices. Local preview keeps working without an account.

Your workspace data is private to you and the members you invite - enforced row-by-row in the database (row-level security). Realoscope staff do not browse workspace contents in the normal course of operations. Export your data anytime as JSON from the Review Queue.

Deals

Deal Pipeline

Qualified deals moving through acquisition. Filter by stage to see what needs attention, what is out for offer, and what is in diligence. Closed deals move to Portfolio. Passed and archived deals stay searchable here.

Stages and screening results come from your own inputs and entered assumptions. Approved means internally approved to keep pursuing. It does not mean acquired or owned, and it is not investment advice.

Deals

Portfolio

Investments you have closed and now own. Acquisition basis comes from the deal record. Operating figures appear as you enter them and read Not available until then.

Portfolio figures are your own entered and calculated numbers, not audited statements, appraisals, or verified performance. Verify with qualified professionals.

Realoscope Scout

Choose a market and buy box. Realoscope Scout will surface opportunities from connected and permitted sources when available. Source-connected opportunities come from supported connectors and saved source context, and no listings are invented. Deals you already have live in your Opportunity Inbox.

  1. 1

    Market

City, metro, or submarket. Approximate is fine. You can refine anytime.

  2. 2

    Buy box

Your buy box is the type of deal you want Realoscope to find and screen against. It can change by market, asset type, and strategy. Scout uses it to look for matches, your Opportunity Inbox uses it to compare deals you add, and Screen uses it to route each deal.

  3. 3

    Connected sources

Realoscope Scout surfaces opportunities from sources you connect and are permitted to use.

No live opportunity source is connected yet.

Connect a permitted source when available, or add opportunities to your Inbox for screening. Realoscope does not claim access to unsupported listing platforms. It does not fetch, parse, or copy restricted listing platforms (Zillow, LoopNet, CREXI, CoStar, MLS, Redfin, Realtor.com, Apartments.com, broker sites). URLs are stored as references only. All source calls go through a secure server function, so provider keys stay on the server.

    Matched opportunities

Realoscope Scout does not claim live listing access and does not invent opportunities, comps, or market scores. This page shows only what a connected source provides or what you add to your Opportunity Inbox.

Decision Memo

Assemble a shareable screening memo for any deal you have screened: summary, preliminary score, recommended route, key assumptions, missing info, and diligence questions. Copy it into your notes, an email, or a review doc.

A screening memo is a working summary of your own inputs and assumptions - not an investment recommendation, appraisal, or lender quote. Not investment advice.

Properties

Every property you have screened, in one place. This list is built from your own screened deals - Realoscope does not maintain a property database or import listings for you.

What context do you need?

Pick a property or market to add context. Realoscope uses open / government data (FRED, Census/ACS) - it never invents comps, market scores, or leaderboards.

Property context Your screened properties and their figures.
Market context Open-data income, rent, vacancy, and rate context.
Benchmarks Compare your own screened deals side by side.

Candidate comps

Comparable sales and rents you have gathered for the selected deal. Screening support only, not an appraisal and not investment advice.

Import comps from a CSV

Recognized columns: name, comp_type, asset_type, distance_mi, units, sqft, year_built, price, rent, cap_rate, date, source_name, source_url, confidence, notes. Rows without a name are skipped. Source links are stored as references only.

Candidate comps are screening support gathered by you or by a permitted connected source. They are not verified comparables, not an appraisal, and not investment advice. Confirm every figure with your own diligence.

Find comps / context - Comp search plan

No permitted comp provider is configured for public use, so Realoscope does not show live comps or invent comparables. Instead, here is a plan to gather and verify comps yourself - enter or upload what you find, and it attaches to your own screen.

  • Suggested radius: start about 1 mile in-market, widen to 3-5 miles only if there are too few true comps.
  • Asset type match: same property type and subtype (e.g. garden vs. mid-rise multifamily).
  • Size / unit count match: within roughly ±30% of unit count or building SF.
  • Year built / condition match: similar vintage and renovation level.
  • Sale / rent timing: sales within ~12 months; rents current within ~90 days.
  • Rent comps to verify: in-place rents, asking rents, concessions, unit mix, occupancy.
  • Sale comps to verify: price, price per unit, price per SF, cap rate, and terms of each sale.
  • Questions for the broker / seller: trailing 12-month operating statement, current rent roll, recent comparable sales, and any concessions.
  • Fields you can enter or upload: add verified comps as deal facts or via CSV in your Opportunity Inbox. They attach to your own screen.

A checklist for your own diligence - not comps, not an appraisal, and not investment advice. Realoscope stores links as references only and never fetches or copies restricted listing platforms.

Figures are your inputs and screening estimates only - not appraisals or valuations.

Benchmarks

Compare your screened deals against each other on the assumptions you entered.

Coming soon · Workspace planning

A side-by-side comparison of your screened deals - cap rate, DSCR, cash-on-cash, and price per unit - is planned here. Realoscope will only compare deals you entered; it will not show fabricated market comps or third-party comparables. Open-data market context (income, rent, vacancy) is available today under Markets.

Capital Planning

Plan how each deal you screen might be financed. Illustrative structures only - nothing here implies financing is available, approved, or guaranteed.

Financing fit is built into every screen

When you screen a property, Realoscope shows an illustrative financing stack (senior debt at an assumed LTV, rate, and amortization; estimated equity) alongside the screening proforma. Open a screened deal in the Review Queue to see its financing fit, or screen a new property now.

Illustrative scenarios only - not a lender quote, pre-approval, or offer of credit. Actual terms depend on lender underwriting.

Capital Sources

Keep track of the lenders and equity partners you talk to.

Coming soon · Optional team workflow

A simple place to note your own capital relationships - banks, credit unions, private lenders, and equity partners - is planned here. Realoscope will not provide a lender directory, solicit financing, quote rates, or promise that any deal can be funded. You add the contacts you already work with.

Tasks

Track diligence and follow-ups on the deals you are screening.

Coming soon · Optional team workflow

A lightweight checklist for diligence tasks and follow-ups is planned here - useful on your own and shareable with a partner or small team later. Until then, the Readiness checklist under Strategy tracks what a deal still needs before review.

Meetings

Prepare review-meeting notes from your screened deals.

Coming soon · Optional team workflow

Prepare a review meeting from your screened deals - pull the top-scoring opportunities and open questions into an agenda. Planned as an optional step for partnerships and small teams; solo users can already generate a per-deal Decision Memo.

Documents

Exported memos and diligence files for your deals.

Coming soon · Workspace planning

A place to gather exported screening memos and diligence files is planned here. Today you can export your review queue as JSON and copy a screening memo from the Decision Memo tab. Realoscope does not yet store uploaded files.

Partners

People you may share deals with later.

Coming soon · Optional team workflow

A simple record of the partners you may share deals with - co-investors, brokers you trust, advisors - is planned here. Realoscope will not provide a partner network or introduce you to anyone; you note the people you already work with. Perfectly fine to skip if you invest on your own.

Collaborators

Optional: invite people into a shared workspace.

Optional team workflow

Realoscope is fully usable on your own. When you want a second set of eyes, a cloud workspace lets you invite collaborators so a small partnership or team can share the same pipeline and review queue. Workspace membership is managed from your Account panel; expanded roles and a shared review queue are on the roadmap.

Review

Review and decide

Check the screening result, confirm what is still missing, work through the readiness checklist, then record an internal decision. Approve, pass, or send it back for revision. Nothing here is investment advice.

An internal review of your own inputs and entered assumptions. Approval is an internal decision to keep pursuing a deal, not an acquisition, a valuation, or advice. Additional diligence required. Verify with qualified professionals.

Roadmap

Where Realoscope is headed.
